How to Measure ROI on a Virtual Tour

Real, checkable metrics, not a vague promise of 'more visibility'.

A virtual tour's ROI isn't unmeasurable, it just isn't measured the way a paid ad campaign is. There's no direct click-to-purchase attribution chain, but there are real, checkable metrics available, and a genuine before-and-after comparison worth making honestly rather than assuming the answer.

  • Engagement time and hotspot interactions, available from an enhanced tour's own reporting
  • Photo and tour views, reported directly in your Google Business Profile Insights panel
  • Enquiry quality before and after, are conversations starting further along than they used to
  • The tour's cost is one-time (or a small annual hosting fee), so the comparison period is effectively indefinite

The metrics that genuinely exist

Enhanced tours report on hotspot interactions and time spent within the tour itself. Your Google Business Profile separately reports photo and tour views in its own Insights panel, which is a real, checkable number, not an estimate. Both are available to you directly, ask us for hotspot reporting if it's not already part of what you're seeing.

What to actually compare, before and after

The most honest ROI signal for most businesses isn't a single number, it's a change in the character of enquiries: are calls and messages arriving with more context, fewer basic questions about what the space looks like, more direct questions about booking or price. That shift, from exploratory to decided, is the practical, felt version of the compression a tour is meant to create in the buying journey.

Why the cost side of the equation is unusually favourable

A Google tour is a one-time cost with no ongoing fee at all; an enhanced or Matterport tour carries a small £60 annual hosting fee. Compared to paid advertising, which stops producing any return the moment you stop paying, a tour's cost is effectively fixed while its potential return period is indefinite, which meaningfully changes the ROI maths in its favour over any reasonable time horizon.

Questions people ask

Can you track direct bookings or sales from a virtual tour?

Not directly in the way a tracked link can, but hotspot click-throughs to a booking form or contact page on an enhanced tour give a real, measurable indication of intent generated by the tour specifically.

How long before we'd expect to see a genuine return?

Given the low, mostly one-time cost, most businesses see the investment justified within the first few months of engagement and enquiry quality, with the return continuing indefinitely afterwards at no further cost.

I used Biztour to get virtual tours done of all our coworking spaces and I am so pleased with how they turned out! They were super communicative, and really flexible to help us hit our deadlines.
