Office lettings move slowly because viewings are expensive in time, for both agent and occupier. A tour lets an agent or occupier walk the floor immediately, which compresses the early stages of a deal from weeks into an afternoon.

What an occupier is actually assessing
The people assessing office space are checking practical things: floor plate shape, natural light, column spacing, where the core sits, whether their team's current layout would actually fit.
